Job Title:
Carpenter’s Helper

Scope and Purpose:  A carpenter’s helper is defined as an entry-level craftsman, able to perform basic carpentry skills.

Duties and responsibilities:

  1. Basic knowledge of residential and commercial construction practices, procedures, techniques, tools and equipment, and materials.
  2. Minimal ability to read blueprints.
  3. Mathematical skills and analytical skills are necessary to take and compute measurements.
  4. Ability to understand verbal and written instructions.
  5. Ability to organize assigned tasks, for completion alone or with help.
  6. Ability to complete and fulfill paperwork required for personal timesheets.
  7. Able to tell when to ask for help.

Physical Requirements:
The job requires the ability to perform tasks in all areas and aspects of the construction project.  The employee is regularly required to walk, climb or balance, stop, kneel or crouch.  Prolonged standing, climbing, bending, and kneeling often is necessary.  The employee will be required to climb ladders and work on scaffolds for heights of up to 60 feet.  The employee must regularly lift and/or move 25-50 pounds, up to 100 pounds occasionally, and/or up to 20 pounds of force constantly to move objects.

Experience/Education:

    1. High School education or equivalent.
    2. Minimum of three years of previous experience in carpentry work.
    3. Good verbal communication skills required.

 

Job Title:
Carpenter

Scope and Purpose:
The carpenter is defined as a craftsman with knowledge of residential, commercial, and remodeling construction, practices, procedures, techniques, tools and equipment, materials, specifications, quality control, cost control, and safety.

  1. Ability to do layout, framing, finishing, or typical projects;
  2. Ability to construct, erect, install and repair structures and fixtures of wood, plywood, and wallboard using carpenter’s hand tools and power tools.
  3. Ability to read blueprints, sketches, or building plans or take instructions from supervisor for information pertaining to structure or fixture to be fabricated.
  4. Manual dexterity, hand-eye coordination, physical fitness, and a good sense of balance are needed.
  5. Ability to clearly explain steps, provide clear directions, and answer questions about construction processes to employees and subcontractors.
  6. Ability to use appropriate mathematical and analytical skills necessary to do material estimates.
  7. The employee will be subject to environmental conditions. Work will occur inside and outside.

Job Title:
Scope and Purpose: 
The Construction Project Manager will plan and supervise a wide range of construction projects from start to finish. Projects will range from multi-family and commercial property renovation, tenant finish, and construction of new multi-family and commercial properties. Responsibilities include organizing and overseeing construction projects to ensure efficient schedules and budgets and quality workmanship.

Administrative Responsibilities:

  • Assist design team with Sequoia and architects and engineers in the design-build and value engineering process
  • Review plans and specifications for accuracy and detail
  • Secure all required approvals and permits
  • Prepare takeoffs as needed
  • Coordinate bid process with subcontractors and suppliers
  • Negotiate subcontractors and supplier orders
  • Prepare job cost estimates including alternatives
  • Prepare subcontracts and supplier orders
  • Coordinate and implement construction with all field personnel
  • Review and approve subcontractor and vendor invoices
  • Review monthly cost to date and cost to complete
  • Coordinate weekly or periodic job meetings with subcontractors
  • Review change order requests with the Director of Construction and prepares approved change orders
  • Review job costs and scheduling to make any adjustments as necessary
  • Maintain all project logs
  • Prepare monthly job status reports and review with Director of Construction
  • Coordinate and implement quality control inspection process including plan and specification confirmation
  • Prepare punch lists and coordinate implementation
  • Coordinate preparation of “as-built” drawings
  • Closeout projects including certificates of occupancy and certificates of substantial completion
  • Report to the Director of Construction.

Field Responsibilities:

  • Assist Job Superintendent with on-site job supervision.
  • Ensure that the construction project and each phase remain on schedule.

Construction Project Manager:

  • Ensure that on-site supplies and equipment are properly ordered and secured.
  • Verify the return and credits of unused materials.
  • Review on-site security.
  • Evaluate the job superintendent and on-site personnel.
  • Review modifications, clarifications, and change orders with Job Superintendent and Architect & Engineers as required
  • Verify and update the plan change status log and ensure that all current drawings are on site.
  • Provide resolutions as necessary with subcontractors/suppliers.
  • Verify Job Superintendent’s Daily Reports for accuracy and completeness.

Preferred Qualifications:

  • Bachelor’s Degree in a construction-related field.
  • Minimum 5 years of previous experience in construction.
  • Computer experience, including Microsoft Office and Project Management Software.
  • Ability to schedule projects from inception to completion.
  • Possess excellent communication and organizational skills.
  • Adept at problem-solving and creative thinking.
